Polo Ranch - Spring Update 2023

Fellow Polo Ranch Residents,

This update pertains to actions taken by the Board of Directors in response to the recent town hall and serves as an update to the progress of items that we have been working on. For those of you that were able to show up to the Townhall: Thank you for your support and your participation. Your insights have been paramount to us being able to serve our purpose.

Our overall goal as your Board of Directors is to ensure that the decisions we make reflects the collective best interest of the community. We want to maintain a fiscally conservative but also find ways to fund improvements that we consider important.

We are pleased to announce that we have a new contract for our pool this summer that will increase access to our community and at a reduced cost. The pool will be opening early this year on May 1st , and will remain open until September 31st. The pool will have lifeguards on the weekends and holidays from 12pm to 8pm. The pool will be open at ‘swim at your own risk’ from 8am until 8pm Tuesday through Friday, and 8am to 12pm on weekends and holidays. This pool will be available with key fob access during the hours previously listed. If you do not have a key fob for pool access please reach out to us immediately so that we help ensure everyone has access to the pool when it opens. We will be starting a new “Annual Summer Barbecue“ at the pool this summer. We will be providing water, soft drinks, hamburgers, and hot dogs at the BBQ. We will have more information on this soon, we are planning this event for sometime in June. If you would like to volunteer please let us know.

The playground has received a lot of attention in regard to feedback. It is very clear that the community would like see some improvements. We are pleased to announce that we will be making some improvements to the playground that will include a swing set, picnic tables, and benches. We are also considering options for lighting and solar shade covering for the playground. We have been working very hard to find ways to reduce cost so that projects like this can move forward. We recognize that the playground area has needed to grow to match the size of our community and are proceeding in the most cost-effective manner as possible.

The lighting in the entrance of the neighborhood is a complex problem to address. We are restricted by easements at the entrance on FM 359. This reduces our options for installing lighting. Plans to rebuild the road by the city of Fulshear make any changes obsolete in a very short time. We are evaluating options for increased illumination of our signage lights in the garden area.

Trash in the streets and in the drainage sections of the neighborhood has been unacceptable. This is a problem in all new neighborhoods and it is very difficult to place responsibility for this on any individual entity. We are going to address this as a community. We are putting together a volunteer based ‘Community Team’ to address this. Tee shirts and cleaning equipment will be provided. Anthony is going to be spearheading this project and we will have more details soon.

Curbs have been breaking all throughout the neighborhood. We have been able to determine that corrective action for this fall on the responsibility of Fort Bend County Roads and Bridges, and possibly the city of Fulshear. We are going to reach out to the district and make a request for corrective action in areas that have been identified. If the curb is in front of your driveway the district is not responsible for repairs.

Flooding still continues to be an issue during light rain in some sections of the neighborhood, most particularly the section to the West of the lake. We are currently looking into the drainage plans and trying to determine possible corrective actions.

A storage plan has been established for Christmas light decorations. This project will be executed in the fall to save money on expenses. We intend to purchase our own Christmas decorations and store them in a rented facility. The storage facility could also be used for Flags and other HOA related items. This will save the community a significant amount of money.
